On the lower floor there's a comfortable white marble floored living room with TV leading to a large and luminous dining room also with marble flooring where, taking centre stage, are three ceiling-height French windows running the entire length of the room and opening onto a gorgeous stone Juliet-style balcony with fine views over the 'Rio De Santa Margherita' canal and the Fondamenta Briati.
 
Also on the lower floor is a modern and fully-equipped white gloss kitchen with large fridge-freezer and brushed stainless steel splashback, a peaceful and spacious bedroom with wooden flooring and double bed and a good sized bathroom with large mosaic tiled shower and all the latest fittings. 
 
Over the dining room and reached by a wooden open-tread staircase is a mezzanine level with a rather trendy second living area where a clear glass balustrade maximises the sense of space and light and makes the most of the room's splendid outlook. Also on this floor is a second bedroom (this time with twin beds), another bathroom with modern shower and a short stairway leading to a further room with wardrobes offering ample storage space - ideal for the shopping enthusiasts amongst us!

A stylish and flexible apartment representing a very successful juxtaposition of the ancient and contemporary in a beautiful and very convenient canalside setting.
 
Enjoying an air of calm and relaxation yet close to the shops, bars and restaurants of Campo Santa Margherita, the Church of San Sebastiano and the monumental twin-spired Church of Angelo Raffaele. A stone's throw to the restaurants, cafes and boating activity along the Zattere waterfront (where you'll also find a large 'Billa' supermarket) and the San Basilio vaporetto stop (with no bridges to cross in between). Also within easy reach of Piazzale Roma on foot if travelling light.
