We must have strolled past it a thousand times but little did we appreciate what lay behind its doors…
Nestling in secret behind the garden wall of the 15th century Gothic Palazzo Trevisan Degli Ulivi directly on the ‘passeggiata’-popular Zattere canal-side promenade in Dorsoduro, we’re delighted to welcome pretty Ca’ Dell’ Ulivo.
Named in keeping with the Palazzo and enjoying a much sought -after south-facing courtyard garden all of its own, the apartment is on the ground floor and allows four guests to luxuriate in air-conditioned** luxury within what we think is a true jewel box of a property.
Surprisingly secluded yet prominently located near the Church of ‘I Gesuati’ in one of Venice’s most coveted and upmarket residential neighbourhoods, Ca’ Dell’ Ulivo is entered by way of an anonymous arched double doorway leading directly from the Zattere into its dainty secret garden - a paved and furnished haven set away from the madding crowd, where an ancient stone ‘vera da pozzo’ well-head rests in retirement amongst raised borders of newly-planted flowers and established small trees… heavenly.
Recently refurbished not as a simple rental apartment but first and foremost for the personal pleasure and occasional enjoyment of its charming owner, the accommodation is adorable and comprises an open plan main living area with two sets of glazed French doors opening onto the garden and bringing ‘the outside in’ during the summer and fine weather.
Elegant, cosy and cosseting at the same time and framed by a ceiling of white painted beams, polished ‘marmorino’ walls and the most gorgeous Tuscan floor tiling we’ve seen for quite some time, the room features a sprinkling of fine period pieces, original paintings, an immaculate all-white and well-equipped kitchen with an integrated dining table for four, and a luxuriously appointed sitting area with beautifully upholstered club chairs and sofa.
Wi-Fi and a utility room are there for you too, while sitting peacefully to the rear is an attractive double bedroom with perfectly co-ordinated furnishings and a double bed which can be made into twins - please let us know your preference when booking.
Separated from the living area by a multi-paned window which can be curtained off for added privacy, the bedroom has an en-suite bathroom with shower, Egyptian stone fittings and velvety sage green polished plaster walls, while just to the side of the living area sits the super-sweet master bedroom with built-in double bed, twin upholstered chairs, a splendid en-suite bathroom with bathtub and shower over, and wall-sized glazed French doors opening onto the garden and mirroring Ca’ Dell’ Ulivo’s main entrance* beyond.

Beds will be arranged as either doubles or twins as shown in the photos. The possibility of turning a double bed into twins or vice versa can be found in the description and must be requested at least 7 days before arrival.

A couple of quirky features, adding character to the apartment but all clearly shown in the description or photos. Views on Venice organisation was again reliable and efficient, as it has been on multiple visits in past years. |

We love the location, this was our second visit to this apartment. The Zattere vaporetto stop is within 100 metres. The Grand Canal is only a few minutes walk We enjoyed sitting on the loungers in the front garden with one of the entrance gates opensee more

Views on Venice are always excellent, and they meet you and show you to the apartment, unlike another letting agency.

For us the location was just perfect: Very quiet, but always some people around, so the perfect balance for us. Also perfect for restaurants, and the Conrad stores when we wanted to eat in. We will use this apartment again!

We had a wonderful stay in Venice, and Views on Venice made it easy. Their communication prior to our arrival was always prompt, their representative who met us (Irene!) was fantastic, and the apartment was perfect for two couples. The location was just far enough away from the crowds, yet a close walk to wonderful restaurants, shops, and all of the sights. It was literally just a few steps off of the boat from the airport as well, so easy to handle with luggage. The apartment has a lot of good storage, the kitchen is well equipped, and the bathrooms were very good, though one is larger than the other. The highlight is the outdoor patio space, which is a private little oasis where one can enjoy a morning cup of coffeean evening bottle of wine! Thanks again to Irene for her assistance during our stay (we had to ask where a light switch was and she responded quickly!). I highly recommend using Views on Venice to find just the perfect apartment for your stay!

I would not hesitate to recommend them,Ca' Dell'Ulivo, to anyone. The outdoor garden space was special red-fuschia flowers, sage, and other fragrant, beautiful plants were in abundance. A hummingbird even visited us. The garden was perfect for coffee in the morning, and long talks at night. We could hear the lapping of the lagoon on the Zattere from our windows. It was peaceful and quiet, perfect for our party. It was close to vaporetto stops not only on the Zattere but also on the Grand Canal (Accademia)and only one stop away from the grocery store. I love the design of the space. The colors and tile pattern, the cozy couch, spacious kitchen everything was perfect for our vacation. Having the second bath was such a help with three adults. The instructions for the washing machine were provided in four languagesItalian, English, French and German. (Only one of us speaks any Italian"un po'"so this was important.) Our every request was responded to immediately by Valentina, Marta, Daniela, Annalisa, and later, Francesca. An A+ experience all around. I cannot say enough good things about Views on Venice and their lovely apartments.

A characterful and warmly welcoming sitting / TV room in cool ‘salvia’ sage green, the colour contrasting beautifully with the wooden timbers overhead, traditional terrazzo flooring underfoot, and a deep crimson-velvet ivory-piped sofa set before a mixed media on canvas artwork by Elia Valentini (student at the Accademia di Belle Arti di Venezia) entitled ‘Grande Blu 1, 2025’ and purchased at the recent charity auction for Avapo Venezia
A spacious free-flowing open-plan dining room / kitchen space in deep pinky-red terracotta overlooking the west-facing Campo Incurabili to the fore, with beams overhead, fabulous wooden herringbone parquet flooring underfoot, a well-equipped contemporary kitchen in white (with washing machine / dryer) where you can crack open the Prosecco or rustle up a storm (if cooking with the super-fresh local ingredients is your bag!), plus a dining suite hosting 6 guests to the side and just the spot for some convivial downtime where you can all share stories of your Venetian adventures!
A restful principal double bedroom to the rear of the apartment dressed in sunny yellow and peacock blues and greens, and furnished with a beautifully upholstered double bed with can be split into twins upon request
An equally tranquil 2nd double bedroom to the side of the apartment, also in sunny yellow and with claret-velvet upholstered twin beds which can be made into a double upon request

A charming apartment championing pared-down Venetian appeal in one of our absolute favourite parts of town!
A short stroll to Campo San Vio on the Grand Canal and the Palazzo Cini Gallery to the west, the Church of the Salute and the Punta Della Dogana Center of Contemporary Art to the east, and close to a great choice of eating places and bars including Ai Gondolieri, Lineadombra and Ristorante Riviera for fine dining, and the popular Osteria Al Squero, Corner Pub and Cantinone Gia Schiavi for spritz and cicheti.
An easy walk to 4 vaporetto (water bus) stops – Zattere Spirito Santo, Zattere, Salute and Accademia for easy travel around the city (note that St. Mark’s Square can be reached by vaporetto from Salute in under 5 minutes on Line 1!), to 2 Conad supermarkets – one moments away just behind the Zattere Spirito Santo vaporetto stop and the other at the western end of the Zattere – and to the traghetto at Calle Lanza / Calle del Traghetto San Gregorio which, during operating hours, ferries passengers by gondola across the Grand Canal to the traghetto stop beside the Gritti Palace in the district of San Marco.
Also within easy reach of the Alilaguna boat stop connecting the Zattere to Venice's Marco Polo Airport.
Please note that the operation of air-conditioning and heating are subject to municipality regulation. In general, heating is available from mid-October to mid-April, while air-conditioning is available from mid-April to mid-October. Please contact us for further information.

• A cosy, welcoming and softly lit sitting room picked out in tasteful teal-blues and furnished with a large L-shaped sofa set beneath a wall print of the ‘Chiesa della Salute Venezia’ by Gaspare Vanvitelli (1653–1736) and a splendidly detailed tapestry giving warmth to the room, and featuring 3 tall French windows opening onto a long balcony with window boxes overlooking the delightfully tranquil Rio Terà dei Saloni* and the little 15th-century Gothic palazzo opposite, with the Zattere waterfront and the Giudecca Canal just visible at its southern end!
• A modern, streamlined and well-equipped kitchen / dining room to the side with a dining suite seating 6
• 2 attractively presented double bedrooms of approximately similar size and style – one in a cool eau-de-nil to the front and the other in a warm buttery yellow to the rear and¬ both with built-in wardrobes and double beds which can be made into singles upon request

A charming place to call home in an idyllic location where time seems to stand still, generation after generation…
A very short stroll via the wide Rio Terà dei Catecumeni to the magnificent votive Church of Santa Maria Della Salute and its breathtaking views over to the Campanile at San Marco… and peacefully positioned (except during the ‘Festa Della Salute’ which takes place on 21 November each year *** – please see below!)
Within steps of the popular little coffee shop / takeaway known as 60/40 – perfect for a morning cappuccino and pastry, a freshly squeezed juice, filled roll or a refreshing gelato or 3! (NB: only a small handful of bar stools available) – and within a short walk of the Accademia Galleries and Bridge (and the VOV office!), the Palazzo Cini Gallery and a variety of fine eating places and bars including Linea D’Ombra, Ai Gondolieri and Ristorante Riviera for fine dining and Corner Pub, Osteria Al Squero and Cantinone Gia Schiavi for panini / cicheti and spritz.
A scenic waterside stroll to the Conad supermarket at the western end of the Zattere and within easy reach of 4 vaporetto (water bus) stops – Zattere Spirito Santo, Zattere, Salute and Accademia – for travel around the city (note that St. Mark’s Square can be reached by vaporetto from Salute in under 5 minutes on Line 1!)
Also moments to the ‘traghetto’ at Calle Lanza / Calle del Traghetto S. *** One of the most moving and best loved of all Venetian events. Every year on the 21 November, Venetians make a pilgrimage to the plague church of Santa Maria Della Salute (St. Mary of Health) to pray to the Virgin Mary and to light candles, while gondoliers visit bringing their oars to be blessed. A pontoon bridge is built across the Grand Canal from Santa Maria Del Giglio over to the Salute and the huge doors of the church are opened to the city and its visitors, while the area close to Salute is busy with stalls selling candles, balloons and all manner of sweet temptations!
