Wonderfully situated in an exclusive area known for its antique shops and galleries close to Campo Santo Stefano – one of Venice’s best-loved squares - the Palazzo Grassi Museum of Modern Art and the Accademia Bridge leading over to the Accademia Galleries and the district of Dorsoduro.
Within easy reach of a selection of restaurants, bars, cafes and shops, including a grocery/delicatessen and a well-stocked local wine shop.

A simple, well-tended ‘Home Sweet Home’ with terrace, privately tucked away close to Campo Santa Margherita.
Sitting high up above Dorsoduro’s narrow Calle de la Pazience, and directly facing the upper reaches of the 14th century Church of Santa Maria dei Carmini on one side, Ca’ Della Frutta sleeps 4 guests in recently renovated 2 bedroom accommodation on the 3rd floor reached by stairs.
So named after the floating - and exceedingly photo-friendly! - fruit and vegetable boat moored at the Ponte dei Pugni (Bridge of Fists) on the San Barnaba Canal nearby, and brought to you complete with air-conditioning* for summertime comfort and Wi-Fi connection too, its neat as a new pin accommodation comprises:
• A modern beamed main living area made up of a small yet well-equipped kitchenette/dining space and sitting room all in one, which leads to…
• A spacious and secluded tiled and furnished terrace - facing the church and offering the slimmest sideways glimpse towards the Baroque façade of the Scuola Grande dei Carmini - and an ideal spot for breakfasting beneath the blue skies of a warm spring or summer morning or winding down (Prosecco in hand!) after a fun time about town
• A spotless modern bathroom with shower and washing machine
• Two simple bedrooms in a pared down/minimalist style - one a double, the other a twin with 2 single beds and both with terrazzo flooring

Compact, unfussy yet with everything to hand in a thriving and very ‘real’ district of town…
…Where residents and students from the university meet for a ‘spritz’ and to catch up on news, and where cafes, eateries, bars and gelaterie all join together in creating a buzzing and very local Venetian atmosphere.
Within moments of a traditional ‘macelleria’ (butcher’s shop), a well-stocked 2 floor Punto Simply supermarket, the campo’s fresh fish, fruit and vegetable stalls, plus 2 ‘vino sfuso’ (wine on tap) shops - spot the demijohns! - for all your self-catering needs.
A short walk to the Church of San Sebastiano and its marvelous Veronese paintings, and the beautiful Ca’Rezzonico Museum of 18th Century Venice and vaporetto (water bus) stop on the Grand Canal.
Also close to the popular Venice Jazz Club and to some of our favourite Venice restaurants including Enoteca Ai Artisti (definitely worth booking due to its tiny size!), Da Codroma, Ai Quatro Feri, plus Pane Vino e San Daniele at sleepy Campo dell’ Angelo Raffaele.
Within easy walking distance of Piazzale Roma if travelling light.
*Please note that the operation of air conditioning and heating are subjected to the municipality regulation. A wonderfully bright and airy apartment - tried, tested and treasured! - occupying the entire 3rd (and top) floor in a lively neighbourhood on the borders of the Dorsoduro, Santa Croce and San Polo districts. Near the Frari Church and Scuola Grande di San Rocco (2 minutes walk), Campo Santa Margherita (4 minutes walk), and San Tomà with its vaporetto and traghetto gondola ferry on the Grand Canal (6 minutes walk).
What makes this property extra special is its ten windows onto three aspects with lovely views over a small canal (Rio San Pantalon) plus its excellent position…
Food and wine shopping and a very ‘local’ ambience are to be found close by in Campo Santa Margherita and, when it comes to relaxing and eating out, you’re spoilt for choice with many recommended restaurants and bars within a 5 minute walk - including 'Estro - Vino e Cucina' just down the calle and the canalside 'Adriatico Mar’ at the foot of ‘your’ bridge.
Offering guests all the comforts of home (including WiFi, air-conditioning plus a washing machine and dryer), the apartment is tastefully decorated in contemporary fashion throughout and boasts a large open-plan main room (combining a sitting/dining area and kitchen in one and furnished with a pair of sofas, a dining suite seating 4 and a fully fitted kitchen), a double bedroom, a second smaller bedroom with 2 twin beds (which can be made unto a double - simply ask when booking), plus a spacious modern bathroom with bathtub and shower over.
OUR COMMENT
A small but popular apartment in a great spot with lovely canal views. Quick and easy access to Piazzale Roma on foot if travelling light (about 6/8 minutes). And for film buffs, very near to where the carnival scene in the 2008 film version of ‘Brideshead Revisited’ was shot.
