A characterful and warmly welcoming sitting / TV room in cool ‘salvia’ sage green, the colour contrasting beautifully with the wooden timbers overhead, traditional terrazzo flooring underfoot, and a deep crimson-velvet ivory-piped sofa set before a mixed media on canvas artwork by Elia Valentini (student at the Accademia di Belle Arti di Venezia) entitled ‘Grande Blu 1, 2025’ and purchased at the recent charity auction for Avapo Venezia

A spacious free-flowing open-plan dining room / kitchen space in deep pinky-red terracotta overlooking the west-facing Campo Incurabili to the fore, with beams overhead, fabulous wooden herringbone parquet flooring underfoot, a well-equipped contemporary kitchen in white (with washing machine / dryer) where you can crack open the Prosecco or rustle up a storm (if cooking with the super-fresh local ingredients is your bag!), plus a dining suite hosting 6 guests to the side and just the spot for some convivial downtime where you can all share stories of your Venetian adventures!

A restful principal double bedroom to the rear of the apartment dressed in sunny yellow and peacock blues and greens, and furnished with a beautifully upholstered double bed with can be split into twins upon request

**Note that the Accademia Galleries close to apartment Operetta will be hosting Marina Abramović’s historic solo exhibition ‘Transforming Energy’ (6 May 2026 – 19 October 2026) during the Venice 2026 Art Biennale. She will be the first living woman artist to be honoured with a major solo exhibition at the Accademia in its 275-year history


OUR COMMENT

A charming apartment championing pared-down Venetian appeal in one of our absolute favourite parts of town!

A short stroll to Campo San Vio on the Grand Canal and the Palazzo Cini Gallery to the west, the Church of the Salute and the Punta Della Dogana Center of Contemporary Art to the east, and close to a great choice of eating places and bars including Ai Gondolieri, Lineadombra and Ristorante Riviera for fine dining, and the popular Osteria Al Squero, Corner Pub and Cantinone Gia Schiavi for spritz and cicheti.

An easy walk to 4 vaporetto (water bus) stops – Zattere Spirito Santo, Zattere, Salute and Accademia for easy travel around the city (note that St. Mark’s Square can be reached by vaporetto from Salute in under 5 minutes on Line 1!), to 2 Conad supermarkets – one moments away just behind the Zattere Spirito Santo vaporetto stop and the other at the western end of the Zattere – and to the traghetto at Calle Lanza / Calle del Traghetto San Gregorio which, during operating hours, ferries passengers by gondola across the Grand Canal to the traghetto stop beside the Gritti Palace in the district of San Marco.

Also within easy reach of the Alilaguna boat stop connecting the Zattere to Venice's Marco Polo Airport.


Please note that the operation of air-conditioning and heating are subject to municipality regulation. In general, heating is available from mid-October to mid-April, while air-conditioning is available from mid-April to mid-October. Please contact us for further information.

For arrivals between 8 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organise arrivals between midnight and 1 a.m. with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.

Beds will be arranged as either doubles or twins as shown in the photos. The possibility of turning a double bed into twins or vice versa can be found in the description and must be requested at least 7 days before arrival.

Hoch über der schmalen Calle de le Pazienza in Dorsoduro und mit Blick auf einer Seite direkt auf den Oberlauf der Kirche Santa Maria dei Carmini aus dem 14. Jahrhundert, bietet Ca' Della Frutta Platz für 4 Gäste in einer kürzlich renovierten Unterkunft mit 2 Schlafzimmern im 3. Stockwerk, über eine Treppe zu erreichen.

Benannt nach dem schwimmenden - und überaus fotofreundlichen! - Obst- und Gemüseboot, verankert am Ponte dei Pugni (Brücke der Fäuste) am nahe gelegenen San Barnaba-Kanal, ist die “wie aus dem Ei gepellter” Wohnung mit Klimaanlage für Sommerkomfort und WLAN-Verbindung ausgestattet und umfasst:

• Ein moderner Wohnbereich mit Holzbalken, bestehend aus einem offenen Bereich mit einer kleinen, aber gut ausgestatteten Küchenzeile / Essbereich und einem Wohnzimmer und führt Sie zu…

• Eine geräumige und abgeschiedene, geflieste und möblierte Terrasse, vis-a-vis der Kirche und mit einem seitlichen Ausblick auf die Barockfassade der Scuola Grande dei Carmini; ein idealer Ort, um unter dem blauen Himmel eines warmen Frühlings- oder Sommermorgens zu frühstücken oder sich nach einer lustigen Zeit in der Stadt, Prosecco in der Hand, zu entspannen.

Kompakt, schnörkellos und doch mit allem in der Nähe in einem blühenden und sehr „echten“ Stadtteil…

… Wo sich Anwohner und Studenten zu einem „Spritz“ treffen und sich über Neuigkeiten informieren, und wo Cafés, Restaurants, Bars und Gelaterie eine lebhafte und sehr lokale venezianische Atmosphäre schaffen.

Nur wenige Augenblicke von einer traditionellen „Macelleria“ (Metzgerei), von einem gut sortierten 2-stöckigen Punto Simply-Supermarkt, von den Frischfisch-, Obst- und Gemüseständen am Campo sowie 2 „Vino Sfuso“ -Läden (Wein vom Fass) - entdecken Sie die Korbflaschen! – entfernt, für alle Ihre Selbstverpflegung-Bedürfnisse.

Ein kurzer Spaziergang zur Kirche San Sebastiano und ihren wunderbaren Veronese-Gemälden sowie zum wunderschönen Ca' Rezzonico-Museum von Venedig aus dem 18. Jahrhundert und zur Vaporetto-Haltestelle (Wasserbus) am Canal Grande.

Ebenfalls in der Nähe des beliebten Venice Jazz Club und einiger unserer Lieblingsrestaurants in Venedig, darunter Enoteca Ai Artisti (aufgrund seiner geringen Größe definitiv eine Reservierung wert!), Da Codroma, Ai Quatro Feri und Pane Vino e San Daniele im verschlafenen Campo dell'Angelo Raffaele.

Nur wenige Gehminuten vom Piazzale Roma entfernt, wenn Sie leicht unterwegs sind.

Bei Anreisen zwischen 20:00 und 22:00 Uhr. Bei „verspäteter Anreise“ fällt ein Aufpreis in Höhe von 50 Euro an, der bei der Anreise in bar zu entrichten ist. Wir organisieren Anreisen zwischen Mitternacht und 13 Uhr mit einem Aufpreis von 100 Euro. Danach behalten wir uns das Recht vor, den Kunden immer mit einem Zuschlag zu akzeptieren, der je nach Ankunftszeit zu beziffern ist.
