A characterful and warmly welcoming sitting / TV room in cool ‘salvia’ sage green, the colour contrasting beautifully with the wooden timbers overhead, traditional terrazzo flooring underfoot, and a deep crimson-velvet ivory-piped sofa set before a mixed media on canvas artwork by Elia Valentini (student at the Accademia di Belle Arti di Venezia) entitled ‘Grande Blu 1, 2025’ and purchased at the recent charity auction for Avapo Venezia
A spacious free-flowing open-plan dining room / kitchen space in deep pinky-red terracotta overlooking the west-facing Campo Incurabili to the fore, with beams overhead, fabulous wooden herringbone parquet flooring underfoot, a well-equipped contemporary kitchen in white (with washing machine / dryer) where you can crack open the Prosecco or rustle up a storm (if cooking with the super-fresh local ingredients is your bag!), plus a dining suite hosting 6 guests to the side and just the spot for some convivial downtime where you can all share stories of your Venetian adventures!
A restful principal double bedroom to the rear of the apartment dressed in sunny yellow and peacock blues and greens, and furnished with a beautifully upholstered double bed with can be split into twins upon request
An equally tranquil 2nd double bedroom to the side of the apartment, also in sunny yellow and with claret-velvet upholstered twin beds which can be made into a double upon request

A charming apartment championing pared-down Venetian appeal in one of our absolute favourite parts of town!
A short stroll to Campo San Vio on the Grand Canal and the Palazzo Cini Gallery to the west, the Church of the Salute and the Punta Della Dogana Center of Contemporary Art to the east, and close to a great choice of eating places and bars including Ai Gondolieri, Lineadombra and Ristorante Riviera for fine dining, and the popular Osteria Al Squero, Corner Pub and Cantinone Gia Schiavi for spritz and cicheti.
An easy walk to 4 vaporetto (water bus) stops – Zattere Spirito Santo, Zattere, Salute and Accademia for easy travel around the city (note that St. Mark’s Square can be reached by vaporetto from Salute in under 5 minutes on Line 1!), to 2 Conad supermarkets – one moments away just behind the Zattere Spirito Santo vaporetto stop and the other at the western end of the Zattere – and to the traghetto at Calle Lanza / Calle del Traghetto San Gregorio which, during operating hours, ferries passengers by gondola across the Grand Canal to the traghetto stop beside the Gritti Palace in the district of San Marco.
Also within easy reach of the Alilaguna boat stop connecting the Zattere to Venice's Marco Polo Airport.
Please note that the operation of air-conditioning and heating are subject to municipality regulation. In general, heating is available from mid-October to mid-April, while air-conditioning is available from mid-April to mid-October. Please contact us for further information.
For arrivals between 8 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organise arrivals between midnight and 1 a.m. with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.
Beds will be arranged as either doubles or twins as shown in the photos. The possibility of turning a double bed into twins or vice versa can be found in the description and must be requested at least 7 days before arrival.

I think that the windows could be renovated like in the kitchen, to stop noise coming from outside and be warmer inside. Also what I missed is in the bathroom to have place to put things. It was a bit difficult for me to put and remove contact lensesplus

Une véritable « Home sweet home » , cocooning et élégante, dotée de terrasse et dans une position dérobée près de Campo Santa Margherita.
Surplombant l'étroite Calle de la Pazienza, dans le quartier de Dorsoduro, et donnant directement d'un côté sur la façade supérieure de l'Eglise de Santa Maria dei Carmini remontant au XIVème siècle, Ca’ Della Frutta peut accueillir jusqu'à 4 personnes dans deux chambre récemment rénovées au troisième étage, accessible par un escalier.
Il tire son nom du magasin de fruits et légumes flottant, un must à photographier à Venise, qui est amarré au Ponte dei Pugni sur Rio di San Barnaba. L’appartement, impeccablement épuré, est doté de climatisation* pour garantir un confort optimal même en été ainsi qu'une connexion Wi-Fi et il comprend :
• Une zone jour avec poutres apparentes, moderne et lumineuse, composée d'une kitchenette, de dimensions réduites mais bien équipée, d'une zone salle à manger et salon, qui mène à...
• Une grande terrasse intime, carrelée et aménagée, donnant directement sur l'Eglise et de laquelle on aperçoit la façade Baroque de la Scuola Grande dei Carmini : l'endroit idéal où prendre son petit déjeuner sous le ciel bleu d'une chaude journée de printemps-été ou simplement se détendre (un verre de Prosecco à la main !) après une agréable journée de ballade en ville
• Une salle de douche moderne et impeccable, avec douche et lave-linge
• Deux chambres au style simple et linéaire : une avec lit matrimonial, l'autre avec 2 lits simples, toutes deux avec sols en terrazzo vénitien
NOTRE OPINION
Compact et essentiel mais dans une position idéale, avec tout à portée de main dans un quartier vif et « authentique » de la ville où les habitants et les étudiants universitaires se rencontrent pour bavarder en sirotant un « spritz ». Une zone pleine de cafétérias, restaurants, bars et glaciers qui ensemble créent une atmosphère animée et typiquement vénitienne.
Très proche d'une boucherie traditionnelle, du supermarché bien ravitaillé à deux étages Punto Simply, du marché du poisson frais et des fruits et légumes ainsi que de deux œnothèques qui vendent le vin en vrac, facilement reconnaissables grâce aux bonbonnes, afin de satisfaire chacune de vos exigences personnelles.
A deux pas de l'Eglise de San Sebastiano, avec ses magnifiques peintures du Véronèse, du splendide Musée du 18ème siècle Vénitien à Ca’ Rezzonico et de l'arrêt du vaporetto sur le Canal Grande.
Proche aussi du fameux Venice Jazz Club et de quelques uns de nos restaurants préférés de Venise parmi lesquels : Enoteca Ai Artisti (la réservation est nécessaire car il est très petit), Da Codroma, Ai Quatro Feri et Pane Vino e San Daniele, dans le tranquille Campo dell’Angelo Raffaele.
Si vous voyagez légers, vous pourrez facilement rejoindre à pied Piazzale Roma.

Merveilleux appartement et lumineux, il occupe tout le troisième (et dernier) étage d’un immeuble dans un quartier vivant à la limite des sestieri Dorsoduro, Santa Croce et San Polo. Ce qui rend cet appartement unique, ce sont ses dix fenêtres, offrant des vues très variées sur un très joli canal, le Rio San Pantalon, et sa localisation…
Il est tout près de l’église des Frari et de la Scuola Grande di San Rocco (à 2 minutes à pied), du Campo Santa Margherita (à 4 minutes), de San Tomà où vous trouverez le vaporetto et le « Traghetto », qui vous fait traverser le Grand Canal (à 6 minutes) ; sur le Campo Santa Margherita se trouve d’excellentes boutiques d’alimentation et pour boire un verre ou manger, vous ne saurez que choisir entre les nombreux osterie, trattorie, cafés et bars à vin à l’ambiance très authentique.
L’appartement lui-même est très agréable, avec ses hauts plafonds ; il est décoré avec goût, dans un style contemporain. Il y a un grand salon/ salle à manger qui contient 2 canapés, deux chambres: une avec lit double qui contient trois grands placards et l'autre avec 2 lits jumeaux (qui peuvent être rassemblés si vous le demandez) la cuisine est entièrement équipée, la salle de bain est spacieuse et contient une baignoire avec une douche et deux lavabos.
Pour votre confort, vous disposerez en outre d’une connexion wifi haut débit, de l’air conditionné, d’un lave-linge et séche-linge.
NOTRE COMMENTAIRE
Cet appartement de taille modeste mais très apprécié de nos clients est idéalement situé et offre des vues superbes. Accès rapide et facile à la Piazzale Roma (6/8 minutes à pied) et, pour les amateurs de cinéma, tout près du lieu où les scènes de carnaval de « Brideshead Revisited » (2008) ont été tournées.
